PROPERTY MANAGER
- Rendall & Rittner • Competitive • Hybrid - London
ROLE OVERVIEW
You will take ownership of a varied residential portfolio of around seven sites, working mainly with director-led RTM and management company developments. The portfolio includes a couple of high-rise buildings, a heat network and some fire safety matters that are already being worked through, giving you a role with breadth, visibility and the chance to make a genuine difference.
This is a portfolio that is manageable in scale but still offers the kind of challenges that keep the role engaging. You will be working closely with involved directors, some of whom can be demanding, so your ability to communicate clearly, stay calm under pressure and build trust will be just as important as your technical property management knowledge.
You will be expected to stay close to your sites, with fortnightly visits as a minimum for most developments. That means this role will suit someone who enjoys being visible, hands-on and proactive, and who takes pride in keeping residents, directors and buildings moving in the right direction.
ROLE EXPECTATIONS
Most days, you will be balancing resident and director communication, contractor coordination, site follow-up and the steady progress of compliance, maintenance and service charge matters across your portfolio. You will spend your time solving problems, keeping stakeholders updated and making sure actions are followed through properly rather than just logged and left.
WHAT SUCCESS LOOKS LIKE
- Your sites are well organised, well communicated and consistently moving forward, with directors confident in your oversight.
- You build credible, professional relationships with resident directors, including in situations where opinions differ or expectations are high.
- Site issues, including fire safety and building-related actions, are tracked closely and progressed without unnecessary delay.
- Residents and directors receive clear, timely updates and feel informed rather than chased for information.
- Contractors, managing agents and internal teams know what is expected because you set direction clearly and follow up effectively.
- Your portfolio remains compliant, operationally sound and financially well managed, with no loss of attention to detail.
HOW YOU'LL SPEND MOST OF YOUR TIME
- Managing a portfolio of around seven residential developments, including RTM and management company sites.
- Visiting your sites regularly, with fortnightly visits for most locations, to stay visible and keep a close handle on standards and actions.
- Acting as the main point of contact for resident directors, leaseholders, contractors and internal colleagues.
- Overseeing repairs, maintenance, compliance and health and safety matters, including monitoring ongoing fire safety actions and heat network considerations.
- Preparing for and attending meetings, following up on decisions and making sure agreed actions are completed.
- Reviewing budgets, service charge matters and general portfolio administration to keep each development running smoothly.
WHO THIS ROLE IS FOR
- You are a confident residential property manager who enjoys managing your own portfolio and building strong working relationships with clients.
- You are calm, resilient and diplomatic, especially when working with highly engaged or challenging directors.
- You like being visible on your sites and believe good property management comes from staying close to the detail.
- You communicate clearly, handle competing priorities well and keep people informed without being prompted.
- You take a practical, solutions-focused approach and enjoy turning issues into clear next steps.
EXPERIENCE THAT HELPS
- Experience managing residential leasehold properties, ideally including RTM or resident-led developments.
- Exposure to high-rise buildings or developments with more involved building safety considerations.
- Familiarity with heat networks, fire safety follow-up or coordinating works linked to compliance actions.
- Experience working directly with boards, resident directors or management company representatives.
- Confidence overseeing contractors, site inspections, meetings, budgets and service charge-related activity.
