PROPERTY MANAGER

  • Rendall & Rittner • Competitive • Home Based (London/Essex based portfolio) 10 month FTC

ROLE OVERVIEW

You will manage a focused portfolio of eight residential developments across London and Essex. These are small to medium sized leasehold blocks, where you’ll take ownership of day-to-day operations, from building compliance and planned maintenance to contractor oversight, client reporting and resident experience.

You’ll be the trusted point of contact for clients and residents, balancing the practicalities of safe, well-run buildings with clear communication and proactive solutions. You’ll be supported by an Assistant Property Manager, and you’ll also oversee ground rent administration for two Birmingham assets (Brindley House and Islington Gates), where responsibilities are limited to ground rent only.

ROLE EXPECTATIONS

Most days, you’ll be coordinating maintenance and compliance actions, progressing works with contractors, responding to resident and client queries, and keeping accurate records. You’ll plan and track budgets, prepare reports, and complete site visits to ensure standards are consistently high and issues are resolved before they escalate.

  • Contractors are well briefed, accountable and deliver works on time, to standard and within budget.
  • Issues are anticipated and resolved early, with clear communication and well prioritised action plans.

HOW YOU'LL SPEND MOST OF YOUR TIME

  • Coordinating reactive and planned maintenance, instructing and managing contractors.
  • Owning compliance tasks, risk assessments and follow up actions, ensuring accurate records.
  • Handling resident and client communications, resolving queries and providing updates.
  • Preparing and monitoring budgets, purchase orders, invoices and monthly/quarterly reports.
  • Conducting regular site inspections, producing action lists and driving resolutions.
  • Liaising with managing agents, freeholders and other stakeholders to keep everything moving.

EXPERIENCE THAT HELPS

  • Experience managing residential leasehold blocks and understanding service charge budgets.
  • Knowledge of building compliance, health and safety, and Section 20 consultation.
  • Confidence reviewing contracts, scopes and quotes, and driving contractor performance.
  • Proficiency with property management systems, reporting and Microsoft Office.
  • Comfortable travelling for site inspections across London and Essex.
