Description

SENIOR PROPERTY MANAGER

ROLE OVERVIEW

You will take the lead on two prominent mixed residential developments in London, comprising around 1,000 homes, with further phases and new instructions anticipated as the portfolio grows. You’ll be the anchor point for residents, clients and suppliers, shaping a gold standard management service that’s proactive, transparent and commercially sound.

Backed by a full onsite estates team, you’ll set the rhythm, ensure compliance and deliver excellent resident experiences. You’ll be on site in London at least two days each week, and attend our Vauxhall office monthly to collaborate with colleagues and stakeholders on strategy, budgets and performance.

ROLE EXPECTATIONS

Most days, you’ll be steering service delivery across your developments: leading your on-site teams, driving maintenance and compliance, and keeping clients and residents fully informed. You’ll plan and run major works through robust Section 20 consultation, manage budgets and contracts, and use data and insight to continuously improve standards and value.

  • Section 20 consultations are compliant, well-communicated and deliver best value without surprises.
  • Budgets are accurate, transparent and on track, with clear forecasting and variance control.
  • On-site teams are engaged, performing strongly and aligned to agreed KPIs and SLAs.
  • Compliance, H&S and risk actions are complete and evidenced, with audit-ready records.
  • Client relationships are trusted partnerships, with clear reporting and proactive recommendations.

HOW YOU'LL SPEND MOST OF YOUR TIME

  • Leading and coaching the estates team to deliver consistently high site standards.
  • Planning, procuring and managing contracts and works, including end-to-end Section 20.
  • Overseeing budgets, service charges, arrears oversight and monthly performance reporting.
  • Conducting regular site visits (minimum twice weekly) and resident/client meetings.
  • Managing compliance, H&S and risk actions, and closing out audit findings promptly.
  • Coordinating stakeholders to mobilise new phases and drive continuous improvement.

EXPERIENCE THAT HELPS

  • Running major works from scoping to completion, including consultation and procurement.
  • Building and managing service charge budgets, forecasts and financial reports.
  • Applying health, safety and compliance frameworks across residential estates.
  • Mobilising new sites or phases and improving supplier performance through KPIs.
