Your working environment

This role is based at NOMA, a welcoming modern estate of 248 apartments at Tollgate Gardens in the London’s Borough of Westminster, on the outskirts of Kilburn and Maida Vale.

The estate benefits from an in-house estate management team, a daily on-site concierge service, a residents' gym, beautifully landscaped communal gardens and two communal car parks. Excellent transport connections are close by, including both London Overground and Underground stations, with Oxford Circus approximately 12 minutes away via the Bakerloo line.

The role

You will be an on-the-ground guardian of the estate's presentation, cleanliness and safety. You will keep communal areas pristine, support residents and the estate management team, and help identify and report issues promptly so that the estate continues to operate at a high standard.

How you'll spend your time

  • Cleaning and caretaking lobbies, corridors, lifts, stairwells and other shared spaces.
  • Managing waste and recycling, including preparing bins for collection and keeping bin stores clean, tidy and safe.
  • Carrying out routine estate walks and promptly reporting faults, hazards and maintenance requirements through the agreed systems.
  • Keeping external areas, including paths, courtyards and landscaped garden spaces, clean and litter-free.
  • Assisting contractors and deliveries on site and supporting the estate team during emergencies or incidents, where required.

  • You have a good understanding of COSHH regulations and can carry out relevant risk assessments to help prevent accidents or incidents involving hazardous substances.
  • You are approachable and courteous, providing excellent customer service to residents and guests while carrying out your duties.
  • You are observant, dependable and proactive, spotting issues early, reporting them swiftly and providing clear updates to the Estate Manager.
  • You understand the health and safety requirements of working within a modern estate and work collaboratively with colleagues and contractors.
