ESTATE MANAGER

DEVELOPMENT DETAILS

You’ll lead the day-to-day operations at a new-regeneration community of around 420 homes arranged across six contemporary blocks in Leyton. Residents enjoy private balconies and views over landscaped courtyards, creating a calm, green setting in the heart of East London. With the Underground an eight-minute walk and Overground links nearby, it’s a well-connected development with a vibrant resident mix and a strong neighbourhood feel.

ROLE EXPECTATIONS

You will be the on-site figurehead, ensuring the development runs safely, smoothly and to a high standard every day. You’ll manage contractors and concierge/cleaning teams, uphold compliance, deliver excellent resident service, and keep the estate immaculate. You’ll balance time on the floor with proactive planning, reporting and continuous improvement.

  • Residents feel listened to, informed and supported, with swift resolution of queries and issues.
  • The estate is visibly well-kept, safe and compliant, with clear records for all checks, permits and audits.
  • Contractors deliver to specification, on time and within budget, with performance tracked and improved.
  • Planned and reactive maintenance is prioritised effectively, minimising disruption and risk.
  • Service charge spend is controlled and transparent, with accurate forecasting and variance reporting.
  • Stakeholders receive timely, concise updates and action plans, building trust and confidence.

HOW YOU'LL SPEND MOST OF YOUR TIME

  • Conducting regular building and estate inspections, logging actions and following through to completion.
  • Leading and coordinating onsite teams and contractors, from cleaning and landscaping to M&E and security.
  • Managing health, safety and fire compliance, maintaining up-to-date registers, permits and site documentation.
  • Handling resident communications, enquiries and meetings, and issuing clear development updates.
  • Monitoring budgets, approving works, and preparing reports on performance, risk and compliance.
  • Planning preventative maintenance and minor projects to protect asset quality and resident experience.

EXPERIENCE THAT HELPS

  • Managing mid-rise multi-block residential developments or similar complex sites.
  • Overseeing contractor performance, tendering small works and monitoring SLAs.
  • Hands-on experience with H&S, fire safety routines and statutory building compliance.
  • Budget monitoring, invoice approvals and producing clear operational reports.
  • Using property management systems and digital tools to track tasks and communication.
