ROLE OVERVIEW

You will lead a high-performing team of Property Managers and Assistants delivering exceptional service across a diverse residential portfolio spanning Cambridge, the Midlands and Norfolk. With a people-first approach, you will coach, guide and empower your team to deliver consistently, ensuring residents, clients and contractors experience responsive, professional property management.

You will combine operational leadership with strategic oversight, setting standards, driving continuous improvement and ensuring compliance. You will build strong relationships with clients and key stakeholders across the region, translating their goals into clear plans for your team and making informed decisions that balance quality, cost and risk.

ROLE EXPECTATIONS

Most days, you will support and steer your team: reviewing portfolios, resolving escalations, prioritising workloads and ensuring statutory and contractual compliance. You will meet with clients and stakeholders, track performance against KPIs, and remove barriers so your team can deliver timely, high-quality outcomes.

WHAT SUCCESS LOOKS LIKE

  • A motivated, well-supported team with clear objectives, on-time delivery and low levels of escalation.
  • Strong client relationships evidenced by positive feedback, renewals and portfolio growth across the region.

  • Clear, accurate reporting and forecasting with portfolios operating to agreed financial plans.
  • Continuous improvement in processes and resident experience, measured through KPIs and survey scores.
  • Effective collaboration with internal departments and contractors to deliver value and consistent standards.

HOW YOU'LL SPEND MOST OF YOUR TIME

  • Leading, coaching and developing Property Managers and Assistants through regular 1:1s, team meetings and field support.
  • Overseeing portfolio performance, budgets, service charge cycles and contract delivery across the region.
  • Handling complex queries and escalations, guiding proportionate, timely resolutions.
  • Conducting client meetings, site visits and reviews, translating insights into actionable plans.
  • Monitoring compliance and risk actions, ensuring health and safety tasks are completed and evidenced.
  • Streamlining processes, sharing best practice and using systems and data to improve consistency and outcomes.

WHO THIS ROLE IS FOR

  • You are a people-centred leader who sets clear standards, gives great feedback and celebrates success.
  • You balance strategic thinking with hands-on problem solving and calm, confident decision-making.
  • You build trusted relationships quickly and communicate with clarity, empathy and impact.
  • You thrive in a multi-site environment, managing priorities across varied portfolios and deadlines.
  • You are tech-comfortable, data-aware and always looking for smarter, simpler ways to work.

EXPERIENCE THAT HELPS

  • Leading multi-site property management teams with responsibility for service delivery and client relationships.
  • Managing service charge budgets, contracts and supplier performance within residential environments.
  • Handling complex resident or client escalations and driving practical, compliant resolutions.
  • Implementing process improvements and using property management systems to enhance performance.
  • Working across the Cambridge, Midlands or Norfolk markets and understanding regional nuances.
